Location: The property is located about 20 miles southwest of Alice, with 1.75 miles of frontage on FM 735.
Vegetation: The ranch is a great representative of the South Texas brush country. The soil types vary from dark sandy loam soils, to shallower soils. The ranch contains a wide variety of high protein producing grasses, forbs, shrubs, and trees that are suitable for browsing and grazing. Some of the vegetation on the ranch includes such species as leucaena, honey mesquite, guayacan, guajillo, granjeno, black brush, lime prickly ash, sage, prickly pear, cat claw, Texas persimmon, hackberry, and many more, providing good food and wildlife cover. The creek bottom is loaded with Big bull mesquite trees.
Terrain: The Guajillo Creek traverses the entirety of the property on the Northeast side of the ranch, and on the South side, the elevations climb slightly rolling hills.
Hunting: The native deer herd has had very little hunting pressure. The ranch was just leased for the first time in 8 years, during the 2006-2007 hunting season.
Water: There are 2 water wells on the ranch, 1 with an electric submergible pump, and 1 with a windmill. Water is piped to 2 concrete cattle troughs. There are no surface tanks, but several potential locations for earthen tank construction in the creek bottom.
Minerals: No minerals to convey, and there is no current production on the ranch.
Improvements: There is a corner of the ranch high-fenced, with over 80 acres planted in Leucaena, a drought-resistant plant, which carries an unusually high protein value 9 months out of the year. The balance of the ranch has low fencing. Electric lines enter the ranch at 3 locations.
