Location: This ranch is located only 80 miles West of Houston, 8 miles South of Sheridan in Lavaca County, TX. The ranch is located 0.5 mile off of FM 2437 and is accessed by an all weather gravel easement rd. The ranch is located about 22 miles from Hallettsville, TX, where all manner of supplies are readily available. The property is located 120 miles from both San Antonio and Austin.
Vegetation: The ranch is covered in hundreds of beautiful, huge live oaks and post oaks, giving some parts of the ranch a park-like appearance. There are also many other hardwoods such as sycamore, elm, and cedar along Ragsdale Creek and the other small creek systems. The native brush is typical of the Texas coastal plains, including scrub oak and yaupon.
Terrain: The ranch primarily has sandy soils throughout, with darker soils in the lower areas. Ragsdale Creek traverses the middle of the ranch for 1.7 miles offering rolling elevation changes. There are several small creek systems that drain the ranch into Ragsdale Creek.
Hunting: This ranch provides wonderful habitat to all kinds of wildlife. There are white-tail deer, turkey, hogs, dove, ducks, and geese. This area is well-known for its duck and geese hunting in the winter months.
Water: There are 16 ponds ranging from 1/8 acre up to 1 acre in size. There are 10 water wells on the ranch, most are capped, 2 are equipped with windmills, 1 is equipped with an electric submersible pump. Ragsdale Creek is primarily a seasonal creek, but in wet years will flow about 12 inches of water.

The entire east fenceline is high game fenced, about 1.5 miles. There is an old cabin and 2 old storage sheds.
