Location: This 376 acre ranch is located less than 100 miles Southwest of Houston, 25 miles North of Edna, and 20 miles South of Hallettsville, in Lavaca County, Texas. It is located on gravel CR 14, with 650 feet of road frontage.
Vegetation: The ranch is covered in hundreds of beautiful live oaks, post oaks, and water oaks, as well as cedar, hackberry, yaupon, and other brush species native to the Texas coastal plains. The ranch is completely void of mesquite.
Terrain: The terrain is relatively flat, and is home to the headwaters of Bear Branch Creek, with ½ mile meandering through the property. Bear Branch Creek provides seasonal water flow through the property, as well as potential lake sites. The ranch primarily has sandy soils throughout, with darker clay loam soils in the lower areas. The ranch is heavily wooded except for several small clearings for food plots, and approximately 50 acres that has been cleared for the construction of the 3 waterfowl impoundments.
Hunting: This is a fantastic combination hunting ranch, with an abundance of whitetail deer, turkey, hogs, dove, ducks, and geese. The owner has been managing the deer herd and feeding protein for several years, and several deer in the 140’s have been killed. There are turkey roosts in the big timber along the Bear Branch Creek. In the winter months, the duck hunting is phenomenal on the ranch’s 3 shallow waterfowl lakes, and 1 other deep pond. A wide variety of duck species can be hunted, including: mallard, pintail, gadwall, wigeon, teal, spoonbill and wood duck.
Water: There are 3 shallow wetland impoundments, created by the Ducks Unlimited funded Texas Prairie Wetlands Program, which total approximately 70 acres when full, some of this being flooded timber. These wetlands are designed with levees and water control structures allowing for drainage in the off season. They are filled by natural runoff from 2,000 acres of reclaimed rice land on the north boundary of the ranch. There is also 1 pond at the headquarters that is estimated to be 10 feet deep and 1 acre in size. Bear Branch Creek will hold pockets of water year round and will flow in rainy times. There are 3 water wells on the ranch, one with an electric submergible pump, the other 2 are capped 4 inch wells. The owner is currently in the process of installing a solar submersible, storage tank and distribution system on one of these wells to provide additional water for the wildlife.
Minerals: No minerals to convey, and there is no production on the ranch.
Improvements: There is a small cabin on the property, approximately 800 square feet, which has a small kitchen, bathroom, bunkroom, and living area. There is also a very unique 24 X 32 two-story metal building built on a concrete slab. The ground level is currently used as a shop and equipment storage, with three 10-foot roll up overhead doors. The upper level is an unfinished living space with central A/C, wired for electric, and plumbed for a bathroom, kitchen, and washer/dryer. There are several corn feeders, deer blinds, and protein feeders that go with the sale. The east side of the ranch is high game fenced, with the remainder of the perimeter a 5 strand barbed wire fence in good condition. There are several cross-fences throughout the interior of the property.
